Closing on a new home can be a stressful event in a
person's life, especially for first-time home buyers," says Jorge
A. Lopez of Campco Title Company.

"That's why we do everything we can to make it as
stress-free and agreeable as possible. To accomplish this we are
exceptionally thorough in all of the preparatory steps, fully explain
all of the details to our clients in advance, and conduct the closing
in a relaxed, comfortable atmosphere," he said.
"Not everyone is aware that they have the right
to select the title company to close the transaction, when they
purchase real estate," said Lopez. "This is especially
important because the services title companies provide are critical
for anyone purchasing any form of real estate.
"Most people understand that title companies
conduct a 'search' to ascertain if there are any pending liens or
other problems which might encumber the title to the property. But
that's only the beginning. In addition to resolving these problems, we
issue a title insurance policy on the property, work with lenders, and
prepare the HUD-1 Settlement Statement."
The title company conducts the "closing,"
the formal process in which the seller actually transfers title to the
property to the buyer. The title company also has the escrow
responsibility and disburses funds for commissions and liens, prior
mortgages.
Campco Title Company, which began operations shortly
after the first of the year, is located at 6100 SW 76th Street in
South Miami. It is affiliated with the law firm of Campbell &
Denes.
Principals include D. Michael Campbell, Jorge A. Lopez
and Telese L. Brown, all attorneys and graduates of the University of
Miami School of Law. Other key associates are Heidi Campbell, Vice
President and Jeanette Leon, Closing Coordinator.
"As attorneys, we can offer our clients more
comprehensive services than most other title companies," said
Campbell. "In addition, we conduct the title search much further
back than many title companies and because of our training, question
many items which, if overlooked, could cause problems in the
future."
Another important advantage of
working with Campco Title Company is the fact that we are all property
owners in the Coral Gables-South Miami area. We understand the issues unique
to this part of Miami-Dade and we are attuned to what is happening in this
community.
"Our small size and the manner in which we conduct our business give us
the ability to provide individual, personalized service to each
client," said Brown. "We go over everything in advance so there
are no surprises and clients fully understand all costs and what they are
for. Our staff is bilingual, so we can explain everything in Spanish, if
necessary."
Campco is one of only eleven agents licensed to represent National Title
Insurance Company, the oldest title insurance company in Florida. National,
which was organized in 1936, operates under the strict supervision of the
Florida Insurance Department. At the end of 1998 it had a surplus as of over
$4.5 million. Its title insurance policies are accepted by leading lenders
locally and throughout the United States.
In Florida, title insurance rates are regulated, however some title agencies
charge rates higher than the "promulgated" minimum set by the
State. Campco charges the promulgated rates for its title policies.
The company was originally organized as a service for the real estate
clients of the Campbell and Denes law firm. However, because of the
excellence of its
services, it is also being used by other attorneys, lenders, mortgage
brokers, real estate agents and the general public.
D. Michael Campbell received a Bachelor of Arts degree from the University
of Illinois in 1983 and a JD degree from the University of Miami School of
Law in 1986. He is a member of the Florida Trial Lawyers Association,
American Bar Association, and Association of Trial Lawyers of America.
Jorge A. Lopez received a Bachelor of Science degree from Georgetown
University in 1983 and a degree from the
University of Miami School of Law in 1986. He is a
member of the American Bar Association, the Cuban American Bar
Association and the Public Investors Arbitration Bar Association.
Both Campbell and Lopez have extensive experience
representing clients in transactional matters, including commercial
and residential real estate ventures. Brown received her degree from
the UM Law School in 1999. She is currently enrolled in the
University, where she is completing her studies for a Master of Laws -
Real Property Development candidate.
The law firm of Campbell & Associates was
established in 1993 and became Campbell & Denes, Attorneys at Law
in January. It specializes in consumer and commercial litigation,
disability insurance litigation, stock broker fraud and transactional

building at 6100 SW 76th Street. The building formerly served as the
reservations center for Sandals Resorts. It is equipped with one of
the most advanced Apple Macintosh computer networks in Florida,
providing instant access to clients, digital computer research, files,
