ROMPU Construction is clearly committed to the
Pinecrest area -- with one site already under construction and another
right around the corner, owner Alex Mendoza sees the potential of the
area and is moving quickly to satisfy the need.
"We are actively looking for other sites to
develop," said Mendoza. "The market is very strong in the
area and there are great locations available where we can do things
like gated and walled communities with private, safe streets."
ROMPU, custom builders since 1971, is different from
many of its competitors in that it can do many custom projects
in-house. Closely affiliated with ROMPU are Alex Tile and Design,
which Mendoza also owns, and Mendoza Development, whose president is
Alex's father Alexis Mendoza, a man Alex calls "the backbone of
the operation."
Killian Oaks, a site currently being developed by
ROMPU, is a prime example of how the various groups interact.
The Oaks, at SW 112 Street and 82 Avenue, was begun
three years ago after the site was bought by Mendoza Development.
General contracting and engineering were done in-house by ROMPU. And,
Alex Tile and Design, which specializes in high-end interior finishing
including marble, rare-wood cabinetry and top-quality fixtures like
Kohler, Frankiel, Grohe and Jado, helped put it all together through
the design center, which also includes a granite shop.
"The structuring of our different
companies," he said, "and having them work together as
divisions or links in a chain of construction cuts overhead costs and
consequently means we can pass those savings along to our
customers."
In the Oaks, there are four lots, with the first model
home sold even prior to showing, Mendoza said, and a second home is
starting construction now.
"We even have a team of architects," Mendoza
explained, "and if you want a completely custom-built home, you
can just pick a lot and build it to your tastes."
They've also acquired a one-acre lot to the north that
will feature an estate home, as well as the development across the
street, where two of the three lots already have been sold and are in
the permit stage.
Their latest acquisition is the former Stirrup Nursery
site at SW 112 Street and 95 Avenue, which eventually will see the
construction of six single-family homes.
"We've started site improvements already,"
Mendoza said, "and the project will eventually have six houses,
four on SUR acres, and two on agricultural acres."
Mendoza also said he thought the tremendous interest
in the Pinecrest area on the part of both home buyers and developers
stemmed from one characteristic of the area in particular.
"I love the Pinecrest area," he said,
"because there is a unity among neighbors that's lacking
elsewhere. Things are moving in a positive direction in terms of real
estate there."
In addition to home building, ROMPU also has been
involved in commercial and retail development. Most recently the
company did the shell work and engineering for the Shoppes at Doral,
at NW 41 Street and 107 Avenue, and completed a large project for
Everglades Safari Park. ROMPU even handles commercial real estate
brokerage; Mendoza is also associated with Doral-based WestVest
Associates.
